THE green light has been given to a ‘ground-breaking’ apartment complex in Belfast that will create up to 220 jobs locally and inject millions of pounds into the Northern Ireland economy.

Planning permission has been granted to property developer The Richland Group for Regent’s Gate, a nine storey building on the Dublin Road which will be home to 58 stylish one and two bedroom apartments and two cafés on the ground floor.

According to an independent report carried out by Cogent Management Consulting, the Regent’s Gate project will initially inject over £4.4 million into the economy via the construction phase with a further £266,000 per annum from the commercial activities.

The construction of the new development, which is expected to begin in January 2015 and finish in Summer 2016, will initially provide up to 200 construction jobs and it is expected that a further 20+ long term commercial jobs will be created when the complex is up and running.

The project represents a significant step forward in the continuing regeneration of Belfast City Centre, according to Richland Group Chief Executive Gary McCausland.

“The Dublin Road scheme is a ground-breaking project for Belfast, based on a Tokyo / London concept that provides high quality, affordable, contemporary accommodation in strong and up and coming locations,” said Dungannon-born McCausland.

“As one of the first major privately funded construction projects in the city since the recession, it signals that Belfast is once again open for business and will see the regeneration of a rundown part of the Dublin Road with an iconic building providing quality accommodation and commercial space for people to live in, work in and enjoy.

“This scheme adds huge value to the Dublin Road and indeed Belfast as a whole. It’s a win win scenario,” he added.

Originating from Dungannon, County Tyrone, Gary McCausland has always harboured a strong desire to bring his expertise and experience in the global residential and commercial property market back home and the Regent’s Gate development will represent his company’s first major footprint in Northern Ireland.

McCausland praised the various organisations involved in getting the scheme up and running and said that his positive experience would encourage him to invest further in Northern Ireland.

“The Richland Group and its local professional team including Alwyn Whiteman Architects, Clyde Shanks, Cherton Communications and Cogent Management Consulting worked very closely with Belfast City Council and the Belfast Planning Office and I am pleased to report that our experience was very positive,” said Mr McCausland.

“In Regent’s Gate, we have a building that is good for Belfast, good for the economy and sends the right signals to the business community in that Northern Ireland wants to embrace investment and progress. This is a very positive step forward.

“For the Richland Group this is our first move into the Northern Ireland property market and based on our experience thus far we are hoping to invest in many more projects in the future,” concluded McCausland.

Tailored for the young professional

Regent’s Gate’s contemporary c400-600 square feet apartments are designed to maximise the daylight potential with floor to ceiling height windows, the full width of each apartment, and airy open-plan living, dining and kitchen spaces. Each window will have the ability to slide open to reveal a glass ‘Juliet’ type balcony.

A ‘turn-key’ finish is ideal for young professionals with an integrated sound system and speakers in all rooms, TV, wifi and an optional bespoke furniture package.

In addition, a free bicycle or one year travel pass will come with each apartment, while a basement bicycle store with its own lift ensures there is lots of practical space for storage.

Almost 5,000 square feet of commercial space on the ground floor will be used to create two high end cafes that will enliven the public face of the building and positively contribute to a sense of vibrancy in a part of Dublin Road that has suffered from a lack of investment in recent years.
